An East Hampton Renovation Fit for a Ship’s Captain

To get their ideal retreat in the Hamptons, Frank Selvaggi and Monthly bill Shea didn’t just renovate just one dwelling — they overhauled two. But that was not the authentic strategy.

In 2015, the pair purchased a tiny cottage in Amagansett, N.Y., for about $1 million, on a road nestled amid sand dunes extending to the ocean. The property was modest — fewer than 600 sq. feet — but they figured they did not have to have really much place. And even if they had preferred to increase, local constructing restrictions built it just about not possible.

The composition, however, was in determined want of work, so they employed Kyle O’Donnell, the founder of the New York-centered agency Gramercy Design and style, to rebuild it within the authentic footprint.

“There was no insulation. There was scarcely a basis. The rafters were being undersized for the roof,” Mr. O’Donnell explained. “It was just a summer months cottage, held up by not a great deal. Almost everything had to be replaced.”

Mr. O’Donnell finished plans for the rebuild, but just as building was about to get started, the couple, now the two 62, began possessing 2nd thoughts. Mr. Shea, a freelance artistic director, planned to visit the household only periodically. But Mr. Selvaggi, a founding lover at Altman, Greenfield & Selvaggi, a Manhattan accounting and small business administration firm with celeb clientele like Anne Hathaway and Timothée Chalamet, commenced dreaming about living in the Hamptons pretty much full-time in the summer months.

“I’m fairly significantly parked out there for as very long as I probably can be,” Mr. Selvaggi reported, incorporating that his husband is not pretty as keen on paying out limitless times on the sand. “He’s not as substantially of a beach man as I am.”

However, he worried they may come to feel cramped in the very little cottage with their canine, Sherlock and Dodger. So it appeared like a stroke of luck when he struck up an opportune dialogue with a neighbor at a avenue association assembly.

“We had been just chatting, and I said, ‘Oh, I appreciate the avenue so a lot. It would be great if one thing much larger came up,’” Mr. Selvaggi mentioned. “He said, ‘It’s as well terrible you cannot acquire the property up coming to me. The proprietor is under no circumstances there.’”

Intrigued, Mr. Selvaggi tracked down the home’s proprietor, acquired in contact and learned that the owner was receptive to advertising. After some again and forth, Mr. Selvaggi and Mr. Shea struck a deal to purchase the 1,150-sq.-foot property for about $1.9 million in November 2016.

Their next dwelling, it turned out, desired just as significantly function as the very first, as it had gained only insignificant updates above the several years. But the plan of setting up two design jobs simultaneously was complicated, so as development proceeded on the to start with residence, Mr. Selvaggi and Mr. Shea moved into the more substantial a single without having altering a point.

By early 2018, the very first house was comprehensive. Rather than going in, the few marketed it to Anthony Bonsignore, Mr. Selvaggi’s organization spouse, for $1.7 million, which Mr. Selvaggi explained allowed the few to break even.

Then they put in yet another summer months in their larger sized, unrenovated cottage after the creating allow was delayed, and lastly started their next renovation in September 2019.

Much like the first project, this a single included generally rebuilding the household from scratch within the authentic footprint. But by incorporating dormers on the next flooring, Mr. O’Donnell was capable to enhance the home’s dimension to pretty much 1,350 square toes, creating area for a few reasonably sized bedrooms and two total bathrooms.

The style and design involves a new floor-flooring terrace powering the dwelling with a modest pool and out of doors shower, a pair of terraces off the major suite on the second ground, and a rooftop terrace overlooking the dunes.

The exterior of the house was earlier brown-stained board-and-batten, but Mr. O’Donnell clad the new framework in cedar shingles and outlined the home windows in Farrow & Ball’s Stone Blue, Mr. Selvaggi’s favourite coloration.

Inside, “the technique was to make it as vibrant as achievable, and as pleasurable as achievable,” Mr. O’Donnell mentioned, introducing that he preferred to make the rooms truly feel deeply snug working with products that could withstand moist and sandy ft.

Most of the flooring is bleached, wide-plank white oak. In the residing room, he protected the ceiling with V-groove paneling and added a paneled depth to the partitions, which he outlined in Stone Blue. “It’s variety of a nod to a ship captain’s dwelling, or a little something you may see in older properties out there,” Mr. O’Donnell reported.

In the kitchen, which he relocated to generate house for more home windows, he installed teak cabinets reminiscent of kinds that may well be discovered on a boat and added a countertop, backsplash and window trim in White Fantasy marble.

Upstairs, the major bed room has doors that open to terraces on two sides: just one for sitting down and rest the other, outfitted with an out of doors shower, for training. The workout terrace also connects to the key bathroom, which is completed in azure hexagonal tile and white marble.

Construction was concluded in June 2020, so Mr. Selvaggi and Mr. Shea didn’t overlook a one summer months at the seashore. Together with the household furniture and inside finishes, Mr. Selvaggi estimated that the task value about $2 million.

Now, immediately after residing by so several a long time of building, they have no intention of moving anywhere else. “It’s terrific out in this article,” explained Mr. Selvaggi, who can wander to the beach front in less than a minute and enjoys catching up with neighbors more than cocktails in the night.

It’s possible ideal of all, their new residence has just the proper amount of house to comfortably accommodate the pair, their canines and friends, with no necessitating also substantially maintenance, he reported: “It’s the excellent measurement for a seaside property.”
