Theory Design has announced it is creating the interior for a Seagate Development Group custom home off Daniels Parkway in Fort Myers. With over 5,700 square feet of living space, this two-story private residence will feature five bedrooms, four-and-three-half baths, and a three-car garage as well as many distinctions that reflect the homeowners’ lifestyle and the way they entertain guests. It will present an architectural design by JMDG Architecture | Planning + Interiors.
White and charcoal pavers as well as an entry pool and an arrival courtyard will lead to a pure white façade and trim. This accompanies a grey roof and black louvers, windows and railings. From the garage, one can access a 500-square-foot guest space with a half bath, which accompanies a white under-mount sick and a matte black widespread faucet, and storage. Beyond double front doors, an entry foyer and a grand foyer are four covered lanais – two for lounging and two for dining. One of those covered lanais will include a gourmet outdoor kitchen and a custom fireplace parallel to a pool with lounge chairs, a sun shelf and a raised spa. The outdoor kitchen will be equipped with an Alfresco propane grill and a U-Line outdoor refrigerator. The outdoor living space concludes with pool storage and a pool bath with a matte black apothecary vanity and widespread faucet.
Meanwhile, a grand foyer – with access to the outdoor kitchen and debuting a grand piano – will segue into an island kitchen with a Sub-Zero panel-ready refrigerator and freezer as well as an Asko dishwasher, a Wolf drawer microwave and a 48-inch Wolf gas-range stove. There is also a pantry with a 30-inch bottom freezer refrigerator and an adjacent utility room with a pull-down faucet, and a mud area. The dining area features a wet bar with a Sub-Zero icemaker, under-counter beverage center and designer wine storage with refrigerator drawers. On one side of the grand foyer, homeowners will find a master suite with a walk-in closet and a sitting area that overlooks the pool and spa. A master bath offers a floating-bench-equipped shower, a soaking tub and a freestanding faucet. The other side debuts a junior master suite and a bath with another walk-in closet. The first living level is topped with a media-wall-equipped study, a kids study and a powder bath.
The second floor of the custom home opens to the foyer below and includes two bedrooms, two baths, a loft with a sitting area, a second laundry room and access to two covered balconies. Guest bedrooms will present a Sub-Zero beverage center, while a bath offers polished chrome plumbing.
This custom home is slated for completion in early 2023.
Additionally, Theory Design is completing the interior of Seagate Development Group’s Bal Harbour model at Hill Tide Estates. The three-story home has over 5,100 square feet of living space, including four bedrooms plus a study, four-and-two-half baths, and a three-car garage. The second floor will begin a coastal, modern concept via a linen, white, gray, navy blue and pear green color scheme – including the Bal Harbour’s sea salt exterior – as well as wire-brushed white oak flooring and relaxed, weathered finishes, just to name a few.
A great room, an island kitchen with artisan tiles and quartzite countertops, a dining area, a study, and a second master suite with a slipper tub and a Hansgrohe showerhead, among other fixtures, complete the second floor. Each space grants access to a pool and a spa deck as well as an outdoor living area with a kitchen, a pool bath, and space for lounging and dining.
The third floor encompasses a bonus room with a wet bar and a master suite, an under-mount sink and a morning bar. One of two VIP guest suites opens to a deck, and both incorporate gray tones.
The Bal Harbour model will be complete in November.
Another Seagate furnished model home with interiors by Theory Design is the Beacon at Hill Tide Estates. The three-story Beacon residence is priced at $6.75 million furnished. With over 4,700 square feet of living space, it will accommodate four bedrooms, four-and-two-half baths, and a two-car garage plus ground-level storage areas. The foyer sets the tone for light and dark contrasts – much like the exterior’s metal roof, white façade, and black trims, shutters and garage doors. Walnut flooring, industrial elements, painted nickel gap ceiling details, and blue and soft neutral tones are some of the most distinct details.
A great room debuts a wine bar, which includes a Thermador wine cooler and ice maker as well as leads to an outdoor living area. It will unveil an outdoor kitchen with a gas grill and an under-counter refrigerator as well as a gas fireplace, a deck with a beach-patio-leading staircase, space for lounging and dining, a pool, a spa and a pool bath. An island kitchen presents Thermador appliances, a 48-inch gas-range stove, an oversized upright refrigerator, barstool seating, two dishwashers, lofty cabinets, a built-in microwave and a coffee bar as well as segues into a pantry/laundry room with a 36-inch refrigerator. The master suite – with a patio-accessible sitting area as well as a master bath with walk-in closets, a morning bar, double and makeup vanities, a soaking tub and a walk-in shower – will complete the second floor.
The third floor features a flex room, three VIP guest suites that lead to the second-level outdoor living area, a second laundry room and closet space.
The Beacon model will be open for viewing and purchase in Fall 2022.
